How to rewrite the opening of an Airbnb listing without overselling it
Use five factual sentences to explain the stay, the fit, and the important trade-offs.
A useful opening paragraph helps the right guest picture the stay and helps the wrong guest rule it out. Airbnb recommends brief, specific descriptions that set realistic expectations. The goal is not to add more adjectives. It is to put the most decision-relevant facts first.
Build the opening from five facts
Sentence one identifies the space and the strongest verified feature. Sentence two names the guest or trip the space fits. Sentence three explains the location in practical terms without inventing travel times. Sentence four adds one useful amenity. Sentence five states a limitation that affects fit.
If a claim cannot be confirmed from the listing, the host, or a reliable map, remove it. Words such as luxury, perfect, best, and guaranteed usually add less value than a concrete feature.
Keep facts in the right section
Do not repeat the full amenities list in the opening. Use the description for the experience and the most important practical details, then keep access, interaction, and other limitations in their designated sections.
Read the paragraph once as a guest arriving late, once as a guest with mobility needs, and once as the host answering a complaint. Any sentence that creates a misleading expectation should be changed.
Five-point check
- The first sentence identifies a verified feature.
- The intended guest or trip is specific but not exclusionary.
- Travel or location claims can be verified.
- At least one important limitation is stated clearly.
- The paragraph does not repeat the amenities list.
