Airbnb amenities audit: show what the stay actually includes
Check the amenities list, photos, captions, and limitations against the property as it is today.
Guests use amenities to decide whether a stay fits their needs. An incomplete list can hide a useful feature; an inaccurate list can create a complaint. This audit checks consistency. It does not recommend adding an amenity solely to improve ranking, and it does not treat an amenity as available until the host confirms it.
Reconcile four versions of the property
Compare the selected amenities, the written description, the photo captions, and the current physical property. Every meaningful difference becomes a task: add a missing selection, replace an outdated photo, clarify access, or remove a claim that is no longer true.
Pay special attention to wifi, parking, kitchen access, laundry, climate control, self check-in, workspace, pools or hot tubs, accessibility features, and anything shared with another unit.
Pair benefits with operating limits
A useful amenity description includes the operating fact that affects the stay. Parking may be limited to one compact vehicle. A washer may be shared. A pool may be seasonal. A workspace may be in a bedroom rather than a separate office.
Clear limits help the right guest choose the listing. They are not a reason to hide the feature, and they should not be replaced by vague positive language.
